Southern MANA

Areas we cover

East Cobb.

Established neighborhoods, longer tenancies, and a lot of homes that have not been touched since they were built.

What the housing is like

East Cobb is mostly single family, in subdivisions built across several decades. The homes are solid and the lots are good. A lot of them still have their original kitchens and bathrooms, and that is where the opportunity is, both for someone buying and for someone who already owns one and is renting it out.

Tenants here tend to stay. People move in because of the area and then they do not want to move their lives again a year later. That changes the maths on everything: a longer tenancy is worth more than a slightly higher rent you have to re-let every twelve months.

What that means if you own here

  • Renewals matter more than listings. Keeping a good resident for a fourth year beats turning the home over twice at a higher number.
  • Updating is usually worth it, but not all of it. A kitchen and the main bathroom move the rent. Replacing everything rarely pays for itself.
  • Older homes mean systems reaching the end of their life. Knowing the age of the roof, the HVAC and the water heater before something fails is the difference between a planned cost and an emergency.
  • Maintenance response is what keeps a long tenancy long. The resident who is ignored once starts looking.

This is my own read of the area rather than a published market report. If you want numbers for your specific street, ask and I will look at it properly.
